EPC of the common areas of a block of flats
Conditions
The EPC of the common areas of a block of flats (EPC CA) (in Dutch: EPC GD) is mandatory for all blocks of flats, as all blocks of flats have common areas.
- A block of flats consists of at least two residential building units.
- This requirement does not just apply to blocks of flats with common areas such as a staircase.
- Both single-owner and multi-owner blocks of flats are covered by this requirement.
What are common areas? In a block of flats, there are floors, walls, roofs, collective installations and openings in common areas that are managed by one owner, or often by several owners together. In the case of multiple owners, they must decide together on the renovation of these common areas.
Procedure
Purpose of the EPC CA
- The EPC of the common areas of a block of flats (EPC CA) gives the owner(s) insight into the energy performance of these common areas (= the building) as well as indicates how the owner(s) can improve that performance.
